Residential Property

Friendly and approachable assistance

We can assist you with all aspects of residential conveyancing, including buying and selling a home, first registrations at the Land Registry, re-mortgaging, transfers of equity, adverse possession applications, deed preparation and ID1 forms.

Buying and selling a home can be exciting but also one of the most stressful times in a person’s life. We strive to guide you through the process and help the transaction move as smoothly as possible.

Although buying or selling property is often perceived as easy, there are many pieces to the conveyancing puzzle, and we act as the co-ordinator of all of them.

Mortimers is accredited under the Law Society Conveyancing Quality Scheme. This means we have achieved the high standards set by the Law Society for residential conveyancing practices, enabling us to act for the majority of mortgage lenders.

How long will it take?

The time from your offer being accepted until you can move into your new home depends on a number of factors. The average process takes 12–16 weeks, but this can be affected by external circumstances beyond our control.

Leasehold properties require a significant amount of additional work and the involvement of third parties such as management companies, so a leasehold transaction can take longer than a freehold one — typically between 4 and 6 months.

There can be significant delays if problems are encountered during the transaction. We understand the process can feel frustrating, but rest assured we are working busily in the background.

Residential Conveyancing Fees

We will give you a fixed conveyancing fee at the start of your transaction based on the following assumptions:

  • this is a standard transaction and no unforeseen matters arise, for example (but not limited to) a defect in title which requires remedying before completion, or the preparation of additional documents ancillary to the main transaction;
  • this is the assignment of an existing lease and not the grant of a new lease;
  • the transaction is concluded in a timely manner and no unforeseen complications arise;
  • all parties are co-operative and there is no unreasonable delay from third parties providing documentation, and no indemnity policies are required. Additional disbursements may apply if indemnity policies are required.

Our fees can vary depending on the type of property (e.g. freehold, leasehold, new build, transfer of equity, shared equity) and the complexity of the transaction. The tables below are a starting point based on the above assumptions.
